Things that you, the Seller, should know:

Property Owners Association- If your property is located in a Property Owners Association, please make sure that the purchaser has received the packet provided by the POA. This information should be reviewed before closing by the purchaser. All dues will be prorated based on the calendar year for the Property Owners Association. 

Payoff Information- Normally you will get a letter from us once the closing has been scheduled that has a payoff authorization form enclosed. This information is pertinent to the transaction. Some lenders have a 10 day turnaround time. You will need to fill that form in with your Lenders name, phone number, your loan number and your social security number. If there are more than one mortgage, please just fill the second loan information out to the right side of the form. Most Lenders require written authorization due to the Privacy Laws, so you will need to fax that authorization form to us at (540)636-0036, you also can mail or drop it off to us at 233 S.  INSPECTIONS- Termite, Well and Septic are required by your lender. This is normally paid for by the seller. If you have a real estate agent, this is normally taken care of by them.  If you do not have a real estate agent, you may contact us and we would be happy to take care of that for you.
